1Information we collect

Information you give us

• Name, email address, and phone number
• A property address and your relationship to it
• Whether you are an owner, a representative, an advisor, or another interested party
• Details you share about a property, a project, or what you are working on
• Correspondence with us, including notes from calls, meetings, and intake conversations
• Anything you submit through an invite request, an intake form, or a contact link

Property and public record information

We collect, compile, and retain information from public and commercial data sources. This includes tax lot records (PLUTO), zoning designations, Department of Buildings permit and violation records, recorded sales and deeds, ownership records, tax records, and similar real estate datasets.

Most of this is public information about property rather than about you. It may name you if you own or are associated with a property, whether or not you have ever used Latent.NYC. We did not obtain it from you, and we are not able to remove it from the public record.

2How we use information

We use information to:

• Operate the platform - generate scores, insights, and reports, and deliver the services you ask for
• Respond to you - answer inquiries and follow up about a property, a report, or a request you sent us
• Improve the product - refine our scoring models, correct errors, understand which features are useful, and develop new tools and datasets
• Protect the platform - maintain security, prevent abuse, and debug problems
• Meet our obligations - comply with legal, regulatory, contractual, and recordkeeping requirements
• Identify opportunities - understand what you are working on, evaluate whether we or an affiliate have services relevant to you, and contact you about them, as described in the next section

3Our relationship with Latent Urban Ventures

Latent.NYC is affiliated with Latent Urban Ventures. LUV is a real estate business that provides advisory services, makes referrals and introductions, forms development partnerships, makes investments, and pursues acquisitions. You should read this policy knowing that.

We use your activity internally

The properties you search, the reports you request, and what you tell us are visible inside Latent.NYC and Latent Urban Ventures in identifiable form. We may use that activity to evaluate potential business opportunities for ourselves and our affiliates, including advisory engagements, referrals, introductions, partnerships, financings, investments, and acquisitions, and to contact you about services that may be relevant to you.

If you would rather we did not contact you about services, tell us and we will stop.

We do not disclose your activity to third parties without your consent

We will not tell a property owner, an investor, a lender, a broker, a referral partner, or any other third party what you searched, what you are interested in, or how to reach you, unless you agree to it. If we think an introduction would help you, we may propose it, and we will ask you before we make it. The vendors in the service providers section below are a separate matter: they process data on our behalf, under contract, and cannot use it for their own purposes.

4Aggregated and de-identified information

In addition to the identifiable uses described above, and not instead of them, we use platform data together with public records to improve our scoring models, study the market, and build new products. For this purpose we work with aggregated or de-identified information: statistics, distributions, patterns, and model inputs that do not identify you, your firm, or your specific activity.

This includes demand signals drawn from activity across our users. Interest in a property, a block, or a submarket may become an input to our models, a flag in our reports, or a finding in our research. These signals are built from groups large enough that no individual user's activity can be picked out of them.

We do not publish or share anything that would let a reader work out what a particular user searched for, or which properties a particular user is interested in. Where a figure is drawn from a group small enough that it could single someone out, we withhold it or aggregate it further.

Aggregated and de-identified information does not identify you. We may keep and use it indefinitely, including in research, reports, benchmarks, and commercial products.

5Scores and reports are informational

Searching a property, receiving a score, or submitting information does not create an advisory, brokerage, fiduciary, agency, or attorney-client relationship. Nothing on the platform is legal, tax, appraisal, brokerage, or investment advice.

Scores and reports are estimates built from public data, third-party data, assumptions, and models. They may be incomplete, out of date, or wrong. The full disclaimer is in our Terms of Service, and you should read it before relying on anything here.

6Communications

If you give us your contact information, you agree that we may contact you about your inquiry, a property you asked about, a report you requested, your account, and services that may be relevant to you. We may use email, phone, or text message.

You can opt out of marketing messages at any time, using the unsubscribe link or by writing to us. We may still send operational messages about an active request, your account, or a legal obligation.

7Cookies and analytics

We use cookies and similar technologies for two purposes: keeping you signed in, and understanding how the product is used so we can improve it. Our product analytics record which pages are viewed and which features are used. For signed-in users, that activity is associated with your account.

We do not use advertising cookies or third-party ad-tracking pixels. You can block cookies in your browser, but sign-in will not work without them.

8Service providers

We rely on vendors to run the platform. They may access information only as needed to provide their service to us, and are not permitted to use it for their own purposes. They currently include:

• Hosting and infrastructure - Vercel
• Database - Neon
• Email delivery - Resend
• Authentication - Google, if you choose to sign in with a Google account
• Product analytics - PostHog
• Mapping, geocoding, and public data - services operated by the City of New York and comparable providers

This list changes as the product does. A vendor we add between updates to this policy is still bound by the limits described in this section.

9Legal, safety, and business transfers

We may disclose information where we believe it is necessary to:

• Comply with law, regulation, subpoena, court order, or other legal process
• Protect the rights, property, safety, or security of Latent.NYC, our users, or others
• Detect, prevent, or respond to fraud, abuse, security incidents, or technical problems
• Enforce our terms and agreements
• Complete or evaluate a merger, financing, acquisition, restructuring, or sale of assets involving Latent.NYC

If Latent.NYC is acquired or its assets are transferred, we will require any acquirer to honor this policy, or to give affected users notice and the ability to delete their information first.

10Data security

We use reasonable administrative, technical, and physical safeguards designed to protect the information we hold. These include access controls, encrypted transport, encrypted storage at our database provider, limited internal access, and vendor review.

No system is perfectly secure, and we will not claim otherwise. Latent.NYC is an early-stage product in private beta. We would not advise sending us anything you would not be comfortable having disclosed in the event of a breach.

11Data retention

We keep information for as long as reasonably necessary for the purposes in this policy: providing the service, supporting your account, improving the product, meeting legal obligations, resolving disputes, and maintaining ordinary business records.

Aggregated and de-identified information, and information drawn from the public record, may be retained indefinitely.

12Your choices and rights

You can ask us to access, correct, export, or delete the personal information you have given us. Write to policy@latent.nyc and we will respond. We honor these requests wherever you live, whether or not a law in your jurisdiction requires us to.

Two limits are worth stating plainly:

• We may keep information where we have a legal, contractual, security, or ordinary recordkeeping reason to, and we will tell you if that is the case.
• We cannot delete public record information about a property. It is not ours, it is public, and removing it from our copy would not remove it from the source.

You can also opt out of marketing communications at any time, using the unsubscribe link or by writing to us.

13Children

Latent.NYC is a professional tool and is not intended for anyone under 18. We do not knowingly collect personal information from children. If you believe a child has given us information, contact us and we will delete it.

14Third-party links and data sources

Latent.NYC links to third-party websites, maps, datasets, and services. We do not control them and are not responsible for their privacy practices, content, accuracy, or security.

15Changes to this policy

We may update this policy. The updated version will be posted here with a revised date. Where a change materially affects how we handle information you have already given us, we will notify affected users by email before it takes effect rather than relying on this page alone.
